Berkeley Hall

 

Located along the still waters of the Okatie River in the heart of South Carolina’s Lowcountry, Berkeley Hall offers the perfect blend of private club sophistication and Southern hospitality. The location of Berkeley Hall is ideal- 10 miles from the beaches of Hilton Head Island, 30 minutes to downtown Savannah and 90 minutes to Charleston. Only about 10 miles from I-95, it’s easily accessible from anywhere on the East Coast. Just outside of the gates of Berkeley Hall, you will find numerous restaurants, a movie theater, grocery stores (one of the largest Kroger’s in the country is just down the street and it even has a BAR inside!), shopping, urgent care facilities and a new micro-hospital, a microbrewery, numerous churches and schools (public and private), and even a bowling alley and entertainment center within ONE mile. In fact, most of the new development in Bluffton is happening right outside the gates of the community which makes the location ideal! Bluffton is a town that has everything from the historic Old Town district filled with local restaurants, art galleries, shops & parks to the commercial strip of 278 with every type of shopping available (Sam’s Club to 2 large Tanger outlet malls to great local boutiques)!

GOLF

The 980-acre property is unique among top private golf communities. With two world-class Tom Fazio golf courses and a stunning Jeffersonian-style clubhouse that form the “Core” of the community, the 554 homes/home sites are arranged around the 36 holes’ perimeter allowing two walkable classic courses that feel more like a golf retreat.

The golf experience at Berkeley Hall is a seamless blend of natural wonder and architectural craftsmanship. Fazio designed two courses, known simply as the North Course and the South Course. While each has its own distinct personality, both are superbly routed with a seamless blend of balance, variety and flow. With no interior homes or roads, these two “core golf” courses are inspired by the classic designs of the 1920s, such as Riviera Country Club, Winged Foot and Seminole. With routing that meanders through an open coastal landscape framed by seaside grasses, each course also delivers dramatic elevation changes, beautiful water features, and bold strategic bunkering that showcase the architect’s artistry.

The North Course

The North Course is a scenic marvel with tranquil lakes, rolling fairways and bunkers that strategically frame heavily contoured greens. Its elevation changes, open vistas and liberal use of native grasses give the North Course a unique beauty unrivaled by any course in the Lowcountry.

The South Course

The South Course offers a classic parkland golf experience, featuring majestic live oaks, loblolly pines, azaleas, and crepe myrtles, which accentuate the course routings against a backdrop of golden marshes along the pristine Okatie River. Tree-lined fairways, glistening lakes and bold contoured green complexes create a dramatic and challenging Lowcountry gem.

The Golf Learning Center is also one of the top in the country and the members are constantly there working on their games or attending complimentary clinics from one of the pros. The beautifully designed state-of-the-art center includes four climate-controlled hitting bays, a “super bay” with the latest swing analytics technology such as TrackMan 4, a mobile canopy structure allowing practice regardless of weather, a short game complex, with four full size practice greens complete with replica practice bunkers, and a Tru-Putt carpet indoor putting area with mirrors and Sam PuttLab system.

Both courses have just been enhanced with new drainage systems and Billy Bunker systems and have been named “Best Residential Courses” by Golfweek.

 

AMENITIES & ACTIVITIES

Berkeley Hall also offers scores of other wonderful activities from tennis, pickle ball and kayaking and paddleboarding to an amazing fitness center with an indoor pool and full service spa! The 35,000sf Jeffersonian clubhouse is the center for all social activities and features 6 dining areas and the food is wonderful, rivaling the best restaurants in town. A fresh “upscale Lowcountry look” was given to the Clubhouse during the recent renovation in 2021/22 and now features a breathtaking 4 Seasons Veranda, a 5,000 square foot addition to provide year-round dining in a climate-controlled environment, taking full advantage of panoramic golf course views.

There are also sidewalks throughout the community which make daily walks enjoyable as well as nature trails if you’d prefer to do your exercise “off piste”. The club also offers monthly food trucks down at the River Park and the clubhouse now even DELIVERS dinner 6 days a week, if you prefer to dine inside your own home. There is always something going on at Berkeley Hall, whether it’s virtual wine tastings with neighbors, live music on the Verandah from local musicians and bands, weekly card games from Mahjong to Poker, or the signature holiday events from the 4th of July week of festivities, culminating in a massive fireworks show to oyster roasts on the River over Thanksgiving.

However, the people truly make Berkeley Hall a special place as the residents are vibrant and active and the staff provides a wonderful experience in each area of the club which makes it feel like you are living at a 5-star resort.

FINANCES AND FEES

The annual POA dues at Berkeley Hall for 2023 are $24,230  which include your golf membership (both courses, 365 days a year and use of learning center, complimentary instruction), use of all community amenities- indoor and outdoor pools, fitness, tennis, pickleball, complimentary kayaks & bikes, 24/7 gated security with security patrols always driving around to check on homes and neighbors, and there is no minimum F&B spend at the clubhouse. The one-time initiation fee (paid at closing) is $80,000.

Another highlight of Berkeley Hall is its financial position. The club has NO DEBT and a healthy $6mn sitting in a capital reserve fund.
