I was recently tapped as the local market expert for The Agency's 2026 Mid-Year Red Paper Report, sharing an inside look at what's really happening in Hilton Head's luxury real estate market right now. Here's my full take for buyers weighing a move to the Lowcountry, and sellers wondering how to price for this moment.

Where Luxury Starts Here

In Hilton Head, "luxury" begins around $1 million and runs to $3 million for the most competitive tier. From there, oceanfront homes and properties in communities like Palmetto Bluff climb to $4 million to $10 million.

That $1M-$3M range is the one everyone is fighting over. Investors, second-home buyers, and pre-retirees are all circling the same pool of listings and that pool has shrunk. We're currently sitting at 10% to 15% fewer listings than we had at this time last year. Fewer homes, more buyers competing for them: that's the market in a sentence.

Why the Northeast and California Keep Choosing the Lowcountry

Over half of my clients are relocating from the tri-state area, and it's not hard to see why. Compared to New York or California price points, Hilton Head — and increasingly Bluffton, Beaufort, and Savannah — still feels like relief. That relative affordability, paired with the lifestyle, is exactly what continues to drive relocation buyers to this corner of the coast.

Why 2026 Has Felt Different

This year's market has a different rhythm than what we saw in the run-up years. A few forces are at play:

Rate-watching. A number of buyers have been holding out, hoping mortgage rates would ease before they commit.

A rough Winter. Weather kept a meaningful number of prospective buyers from even making it down for their planned visits, pushing decisions later in the year.

Economic caution. Buyers are taking more time, watching broader economic signals, and waiting to see what additional inventory surfaces before they act.

The net effect: longer decision cycles, even among serious, qualified buyers.

Here's the tension I'm navigating with clients on both sides of the table right now: every buyer wants a deal, but too many sellers are still pricing as if it's 2021. That gap is where deals stall — and where the right pricing strategy, backed by real comparable data, makes the difference between a home that sits and a home that sells.

The Club Fee Factor Driving Low Inventory

One dynamic that's easy to miss if you're not in this market every day: a significant share of Hilton Head's luxury inventory sits inside private club communities, where initiation fees run $125,000 to $300,000, plus annual dues around $30,000.

Owners who've already paid into a club membership are often reluctant to sell and start that clock over again somewhere new. It's a real, structural contributor to our tight inventory — and one more reason buyers need to move decisively when the right property does come to market.
